Once all these steps have been completed, we plan together your return trip to Tenerife for the signing of the deed at the notary. On the day of signing the deed at the notary, we will go there together at the agreed time to reread the draft and check that everything is correct. In view of the preparation carried out, the ceremony of signing the deed in front of the notary will only take around ten minutes.
He will ask you if you understand everything and if you agree. He will then sign the deed. If there was a mortgage or encumbrance on the property, the bank or mortgagee will first have to sign another deed of dissolution before you can sign. This is usually done the same day, but can also be done in advance. If this happens the same day, you will need to issue several bank checks to the mortgagee (bank) and pay the balance to the seller.
You will receive the keys to your property and upon leaving the notary's office you will receive a "simple copy" of the deed, which is your proof of ownership from the notary's office. And as existing properties are sold furnished, you will be able to spend the night at home immediately.
